When it comes to selling a house you have to think about all of the potential home buyers who are going
to come in your home and look around. You need to take a few steps so that you can be ready for a
show. You will also want to take some steps in protecting yourself from invasion of privacy.
You need to know that there can be many people coming and going from your home. There are going to
be scheduled appointments and then there are going to be those who are last minute announcements.
You don’t want to limit yourself to asking for a 24 hour notice or you may be limiting your customers. If
you agent thinks your being difficult then they will have no problem not showing it at all. Being difficult
with the potential buyers will hold you back from getting what you want for the house. You should allow
as many people who want to come see your home.
Not only do you have to be flexiable, but you also have to be courteous when it comes to potential buys.
You will want to be patient for those who show up late. There are always things that hold you back from
arriving on time and you need to be nice about the late appointments. Things happen so you need to be
courteous at all times or you may lose a high bidder. If your agent is showing the home, you may want to
be away for a little longer. Take an extra hour and do some needed shopping or run some errands.
Another thing is that you don’t have to stay home if your agent will be showing the house. Sellers tend to
get in the away and sometimes present themselves in a bad light. You may become offended by what the
buyers are pointing out. You may get a little on the defense when they start knocking the home down.
Also, buyers feel uncomfortable with the homeowners being there. It’s a little like invading someone’s
privacy. They won’t really look around. They won’t open closets or cabinets because they feel like they
are intruding. When you don’t give the buyers space you won’t get an offer at the end of the day. If you
are selling the house by yourself then you should open things up for them so that they can get a better
look at things. However, let them wonder.
Also, you can’t get personal. You will want to watch what gestures you make and the mood or vibe that
you give off. The buyers just want to look at the house and not talk to you about your life. You just need
to guide them around the house and point out all the things that needs some work (because you legally
have to) and all of the perks to the home. If you have an agent, then let them do their job.
